How does the pre-listing walk-through work?

Send us the listing address. We schedule a 20–30 minute walk-through (free, no obligation), photograph the punch list, and follow up with a firm, itemized quote within 24 hours. You forward it to your seller.

How fast can you schedule the actual work?

Most pre-listing jobs are scheduled within 48–72 hours of seller approval. Single-day refreshes are wrapped same-day; two-day jobs run consecutively.

What about COI for my brokerage?

Yes — we carry liability insurance and can send a Certificate of Insurance directly to your brokerage's compliance contact. Just request it when booking.

Do you handle post-inspection fix lists?

Yes. This is one of our specialties — typically we turn around a buyer's inspection list in 1–3 days so deals don't fall apart. Send us the inspector's PDF and we'll price each item.

Will you bill the seller directly?

Yes — most agents prefer this. We bill the seller (or escrow, by your direction) and you stay out of the payment loop. Net-30 is also available.

What's the difference between a 'refresh' and post-inspection?

Refresh = cosmetic prep before listing (drywall, caulk, paint, hardware). Post-inspection = specific punch list from the buyer's inspector (often safety + small repairs). Different scope, different pricing model.
